Can Fin Homes Share Price Target at Rs 900: ICICI Securities

ICICI Securities has reiterated its BUY call on Can Fin Homes with a revised target price of Rs 900, about 20% above the current market price of Rs 750, over 12 months. The brokerage trimmed its target from Rs 1,050 after a mixed September quarter in which disbursements fell 7% year on year to Rs 2,373 crore as the lender migrated to a new technology platform, Project Tejas. Profit still rose about 9% to Rs 275 crore, margins beat guidance and asset quality held firm. With the rollout finished, the brokerage expects lending momentum to recover and values the stock at about 1.5 times FY28 estimated book value.

A Quarter Interrupted, Not Derailed

Can Fin Homes delivered what ICICI Securities fairly calls a mixed second quarter. The loan book rose about 10% to Rs 43,539 crore, net interest income climbed about 7% to Rs 431 crore and profit after tax advanced about 9% to Rs 275 crore. The blemish was origination: disbursements slid 7% year on year and 9% sequentially to Rs 2,373 crore, well short of the Rs 3,000 crore management had guided.

Management attributes about Rs 358 crore of the gap to the platform rollout. New property-legality checks in Telangana added friction, since resolved, while Karnataka has steadied at Rs 230 crore to Rs 250 crore.

Branches lost 70% to 75% of volumes in the switch-over month, chiefly from extra OTP steps for borrowers and legacy-data migration. Dashed line: the full recovery the brokerage expects.

The disruption frees capacity. The sales team should grow from about 90 to about 150 in FY27, mostly through redeployment, and 25 of 28 planned branches are open, though new branches need about 18 months to reach full productivity.

The Tap and the Drain

IN: disbursement Rs 2,373 crore Loan book Rs 43,539 crore net addition Rs 578 crore in Q2 OUT: rundown Rs 1,795 crore

Inflow minus outflow (Rs 2,373 crore less Rs 1,795 crore) matches the Rs 578 crore rise in the loan book from Rs 42,961 crore in Q1, TopNews arithmetic from house figures.

Plugging the drain matters as much as opening the tap. Rundown eased to Rs 1,795 crore from Rs 1,857 crore; after about Rs 655 crore in July, August and September each fell below Rs 600 crore. Prepayments had risen to 17% to 17.5% from a historical 15.5% to 16% as banks undercut on price. A narrower gap after the rate hike could trim prepayment by roughly Rs 400 crore a year.

Margins: Ahead of Guidance, Racing a Rate Hike

Yield edged up to 9.84% from 9.81% while borrowing cost rose to 7.03% from 6.98%, leaving the spread at 2.81% and NIM at 3.89%, both above guidance. After the 25-basis-point repo hike, management expects funding cost to rise 12 to 13 bps and has lifted home-loan rates 10 bps, with about 15 bps pencilled in for any further hike.

Repricing swimlanes

Lane October November December January
Assets: about 87% of book on quarterly reset Home-loan rates +10 bps Quarterly-reset loans reprice, November to January
Liabilities: about 65% floating Repo-linked bank loans from Nov. 1; T-bill-linked at each quarterly reset

About 12% of the book remains on annual reset. NHB refinance of Rs 1,350 crore at about 6.6% to 6.7% softens funding cost.

Asset Quality: A Software Quirk in the Overdue Book

Gross and net NPAs inched up to 0.90% and 0.42% from 0.87% and 0.40%, with gross NPA at Rs 392 crore. Delinquency rose to 8.41% from 8.01%, largely in SMA-0, partly because the new system computes overdues daily rather than at month-end. Credit cost stayed at about 9 bps, and the lender expects usual second-half recoveries to pull gross NPA lower.

Homework for the second half: FY27 guidance of Rs 13,000 crore disbursement and 13% to 14% AUM growth was retained. With about Rs 4,980 crore done in H1 by TopNews arithmetic and Rs 3,500 crore targeted for Q3, the fourth quarter must deliver roughly Rs 4,500 crore.

ICICI Securities expects stable margins and benign credit cost to sustain RoA of about 2.3% and RoE near 17% through FY28. At Rs 750 the stock trades at about 1.3x FY28E adjusted book and 7.9x FY28E earnings, about 7% above its 52-week low. Investors may accumulate toward the Rs 900 target, treating the third-quarter disbursement print as the first proof of recovery.

Key risks

Delayed technology payoff: benefits from the platform upgrade may accrue more slowly than expected (printed by the house).

Slower business growth: a second-half catch-up to Rs 13,000 crore is demanding (printed by the house).

TopNews flag: management warned that drought and water shortages in parts of Maharashtra and Karnataka could slow construction, and a further rate hike would test how quickly costs pass through.

Editor's note

1. The report's front page says profit grew about 9% year on year but fell 2.5% quarter on quarter. Its variance table shows Rs 275 crore against Rs 268 crore in Q1, a 2.5% rise. TopNews follows the table.

2. Front-page P/E multiples (11.4x to 7.8x) differ from the key-ratio table (11.7x to 7.9x). The table matches Rs 750 divided by printed EPS, so TopNews uses it.
